Why agricultural real estate

Agricultural real estate combines the security of titled land ownership with recurring income from productive crops — with every projection labelled and its assumptions in plain view.

Dollar-linked export crop

Cocoa is a globally traded, dollar-priced commodity. Our model states the chain honestly: the international benchmark price, realised at roughly 90% by local exporters and aggregators, converted to naira at the prevailing rate. Every projection we publish shows those assumptions.

Income while you hold land

Plantain income begins around month 10; cocoa harvests from year 3. The land itself is titled to you and may appreciate — but land appreciation is excluded from our model entirely. It is upside, never counted.

You keep 65%, in writing

You receive 65% of gross crop revenue, specified in the management agreement and itemised in your quarterly report. Our compensation comes out of the harvest — we earn only when the plantation produces.

A minimum 35-year income horizon

Cocoa trees produce for 30–40 years. Your 15-year management contract is renewable — with WhiteRabbit or any manager you choose, because you hold registered title to the land throughout. The income is the asset's, not the contract's.

How we get paid

Payment plan

₦27,000,000 per hectare, structured to your cash flow

The investment covers your titled land, certified seedlings, land preparation, and the first year of management. No additional capital is required after purchase.

40% down payment — ₦10,800,000

Covers initial labour, farm inputs, and the setup of your plantation. Balance of ₦16,200,000 remains.

Months 0–3: interest-free

Clear the balance within three months of your down payment at no extra cost — total stays ₦27,000,000.

Months 3–6: +10%

Spreading the balance to six months attracts an additional 10% of the investment value — total becomes ₦29,700,000. Installments from ₦2,800,000. We state this cost plainly; the three-month plan is the better deal if your cash flow allows it.

Documentation follows payment milestones

Your Deed of Assignment is processed for registration at the Enugu State Land Registry, specifying your plot number, coordinates, and area.

We share the registered survey plan, estate development plan, your Deed of Assignment particulars, and the management agreement for your independent legal review. No pressure, no lock-in until you're satisfied.

Sign and register

Your allocation is formalised with a Deed of Assignment specifying your plot coordinates. The document is registered at the Enugu State Land Registry and a copy issued to you.

Planting begins

WhiteRabbit agronomists commence the planting programme for your allocated hectare. You receive a welcome pack with your plot ID, GPS coordinates, and first planting report.

Harvest & returns

Produce is harvested, processed, and sold to vetted buyers. Revenue is reconciled to your plot and disbursed on the agreed schedule, with a detailed quarterly report.

Farm management

What we handle on your behalf.

From day of registration to first remittance, every farming operation is handled by WhiteRabbit's in-house team — you receive reports, not workload.

Soil preparation & planting

Land clearing, soil testing, bed preparation, and planting of certified seedlings to WhiteRabbit's agronomic specifications.

Crop care & inputs

Scheduled fertilisation, pest and disease management, weeding, and irrigation — all logged per plot and reported to investors.

Harvest & post-harvest

Harvesting at optimal maturity, initial processing (drying, sorting, grading), and delivery to WhiteRabbit's storage or processing facility.

Sales & remittance

Produce sold to vetted buyers at market or contract price. Net revenue allocated to your plot and disbursed quarterly.

Quarterly reporting

Each investor receives a quarterly update covering yield, revenue, expenses, and plot condition. Annual independent financial review.

Site access

Investors may visit their plot at any time with advance notice. WhiteRabbit provides an accompanied site tour and a briefing with the estate manager.

Do I need to be physically present to invest?

No. The entire process — documentation, registration, signing — can be completed remotely. Diaspora investors regularly complete transactions without visiting Nigeria. We provide notarised document handling and can arrange a trusted local proxy if needed.

What is the minimum investment?

1 hectare (10,000 sqm) per product. You can invest in one, two, or all three products within WhiteRabbit Cocoa Estate simultaneously.

What title documentation do I receive?

A registered Deed of Assignment specifying your plot number, coordinates, and area. This is filed at the Enugu State Land Registry. The estate also holds a registered survey plan, which we share for your lawyer's review.

Who manages the farm after I invest?

WhiteRabbit Agro's in-house agronomists and field staff manage all farming operations. You do not need to be involved in day-to-day operations — that is the entire premise of the managed-ownership model — a land sale plus a management service.

How does WhiteRabbit get paid?

You receive 65% of gross crop revenue, itemised in your quarterly report. Our compensation comes out of the harvest — we earn when the plantation produces.

When do I start seeing returns?

It depends on the product. For Greenhouse Production, returns can begin within the first crop cycle (3–4 months). For Cocoa & Plantain, plantain intercrop income starts from around month 10 while cocoa matures. For Avocado & Pawpaw, pawpaw generates returns from year 1 while avocado establishes.

Can I sell my plot?

Yes. As the registered holder of a Deed of Assignment, you may transfer or sell your plot to a third party at any time. WhiteRabbit can facilitate introductions to interested buyers through our investor network.
